Leasing & Tenant Screening
Extensive screening is conducted on all applicants including credit, eviction and criminal background checks as well as income and employment verification to procure the best qualified tenants. Lease signing and move in funds are streamlined with online signings and online payments. -
Evaluations
Move-in and move-out evaluations are completed to document the condition of the property for security deposits. Routine property visits are conducted, with photos, to document the condition of the exterior and interior of the property. This is important to rectify any maintenance issues that tenants do not report. -
Maintenance
We have in-house maintenance to complete repairs quicker and to better control costs. We also have a vast network of licensed vendors that give us priority service. Tenants notify us of maintenance requests using their online portal, emailing or calling us. Tenant maintenance records are meticulously maintained. -
After-Hours Maintenance
We have an after-hours maintenance emergency line to take care of true emergencies. If there’s fire, flood or blood, we will respond immediately. -
Unit Turnovers
Once a tenant vacates a rental, we have the ability to quickly turn units to make them rent ready using both in-house maintenance and vendors. -
Rent Collections
We make it a priority to collect rent as quickly as possible. Tenants have multiple ways to pay rent including online via their portal to pay by e-check (free of charge), credit card and debit card, with cash at 7-11 or CVS with their unique electronic barcode payslip, mailing payment or dropping off their payment in our drop box. -
Rental Increases
We know the rental market, what market rents should be and we stay on top of rental increases. However, we believe rental increases is an art, not a science and one size does not fit all here. Rents should be increased to keep up with rising costs. However, careful consideration is given to specifics of the condition of the rental(s) and relevant economic factors. -

We are experienced working with applicants with Housing Choice Vouchers from the Housing Authority of the City of Los Angeles (HACLA), the Los Angeles County Development Authority (LACDA) Glendale housing section 8 program, Pasadena department of housing and other municipality section 8 programs. -
Evictions
In the unfortunate event an eviction needs to be filed, we will handle the process from start to finish to get back possession of the rental as quickly as possible. -
Accounting
Detailed accounting records are maintained. Monthly financial statements, invoices and shared documents are available in your owners portal 24/7. We’ll provide you and your tax preparer with year-end financial statements. -
Operating Budgets
We’ll prepare an operating budget whether it’s for your single family residence or multi-family property. -
Lender Debt Compliance Reporting
We’ll provide your lender with quarterly/annual debt compliance reporting. -
Property and General Liability Insurance
We track your property and general liability insurance expiration and will obtain renewal quotes. -
Renters Insurance
We utilize a master renters insurance policy with the management company as the named insured and add renters as additional insured. This is part of our resident benefits package. Why is this important and how does this offer you protection as the property owner? If a renter causes accidental damage from fire, water and certain other perils, the renters insurance policy may pick up the claim instead of having to file a claim on your property insurance. Other included coverages are personal contents, medical and hotel stays. -
Tenant Landlord Law
We manage both rent control and non-rent control properties throughout Palms and different municipalities and are experienced with Palms rent control (RSO) and rent control ordinances of surrounding cities. We have a network of tenant landlord attorneys we work with. -
Tenant Portal
Every tenant has an online portal where they can pay rent free of charge, schedule automatic payments, view their ledger and submit maintenance requests with photos. -
Owner Portal
We provide you with an owners portal to view your financial statements, invoices and shared documents 24/7.

We will track rent escalations through the commercial lease term and ensure the tenant is aware of upcoming rent increases. -
CAM Reconciliations
We will prepare quarterly and/or annual CAM (common area maintenance) reconciliations. -
